Where the figures come from

• Dubai Land DepartmentSales, rents (Ejari), permits, brokers, projects. Open data that we read every night. Figures are medians of registered rows.
• ADREC, Abu DhabiSales and quarterly rent aggregates, translated into the same vocabulary.
• DLRER, AjmanQuarterly totals per district and project. No individual sales are published.
• Bayut, Property Finder, DubizzleLive ads, project pages, brochures. An ad is matched to the registry by name; "Registry matched" means the name was found.

Nothing is an estimate. When a figure cannot be read from a registry, the page says so rather than showing one.
